Electrical Wiring Repair

EICR: Now mandatory for all private landlords in England

Since 1 April 2021, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require all private landlords in England to do the following:

 

  • Have the electrical installation inspected by a qualified electrician at least every 5 years, or sooner if the report recommends it

  • Obtain an Electrical Installation Condition Report (EICR)

  • Provide a copy of the EICR to tenants within 28 days of the inspection

  • Provide a copy to prospective tenants on request within 28 days

  • Provide a copy to the local authority if requested within 7 days

  • Carry out any remedial work identified within 28 days

 

Councils can impose fines up to £30,000 on landlords who fail to comply, similar to penalties faced for neglecting an asbestos survey. What does a residential EICR check?

Our qualified electricians carry out a thorough inspection of the fixed electrical installation throughout the property, including:

 

Consumer unit (fuse board)

Inspection of the fuse board type and condition, and whether it meets current standards, including RCD protection. Older rewirable fuse boards are commonly identified as requiring an upgrade.

 

Wiring and cables

Assessment of wiring type, age, and condition throughout the property. Identification of dangerous wiring types, such as old rubber or aluminium wiring.

 

Sockets and light fittings

Testing of all accessible sockets, switches, and light fittings for correct polarity, earthing, and physical condition. Identification of damaged or non-compliant accessories.

 

Earthing and bonding

Verification of main protective earthing, supplementary bonding in bathrooms and kitchens, and protective conductor sizes throughout the installation.

 

RCD protection

Testing of all residual current devices for correct operation. RCDs save lives by cutting power in milliseconds if a fault is detected. Absence is a common C2 or C3 observation.

 

Circuit testing

Electrical testing of all circuits, including insulation resistance, earth fault loop impedance, and continuity of protective conductors. Results recorded in the EICR schedule.
