When do you need a residential EPC?
An Energy Performance Certificate (EPC) is a legal requirement in the following situations:

Renting a property—an EPC must be available to prospective tenants before marketing and provided to new tenants

Selling a property—an EPC must be available to potential buyers before marketing

New builds—an EPC is required for newly constructed residential properties

MEES compliance—since 1 April 2020, all privately rented properties in England must have an EPC rating of E or above
The Minimum Energy Efficiency Standards (MEES) are tightening further. The government has proposed that all new tenancies will need a minimum EPC rating of C by 2025 (for new tenancies) and by 2028 (for all tenancies). Landlords should act now to understand their current rating and plan any improvements, tackling efficiency upgrades at the same time as their mandatory residential EICR or while scheduling a comprehensive asbestos survey.
What does an EPC assessment include?
Insulation assessment
Assessment of loft, wall, and floor insulation levels. Cavity wall, solid wall, and floor insulation are all recorded and contribute significantly to the overall EPC rating.
Heating system
Assessment of the main and secondary heating systems, boiler efficiency, controls, and heat emitter types. Modern condensing boilers and smart controls improve ratings substantially.
Windows and glazing
Assessment of window types, glazing (single, double, triple), frame material, and installation date. Double glazing significantly improves the energy efficiency of older properties.
Hot water system
Assessment of domestic hot water heating arrangements, including cylinder insulation, immersion heaters, and solar thermal systems where present.
Lighting
Percentage of fixed low-energy lighting throughout the property. LED and fluorescent lighting contribute positively to the energy score.
Renewable energy
Any solar photovoltaic panels, solar thermal collectors, heat pumps, or other renewable energy sources are recorded and improve the EPC rating.
